In July, the median sale price for detached homes in McLean, Virginia, reached $2.4 million. This was a 5.7% increase from June and a 12% increase compared with July 2025.
Homes sold in an average of 37 days, which was slower than the five-year July average of 27 days. Buyer activity also declined during the month. New pending contracts fell 34% to 31, while total pending contracts decreased 23.3% to 46. Meanwhile, the number of active listings increased slightly by 2.4% to 129 homes.
The Contract Ratio declined to 0.36 pending sales per active listing, compared with 0.48 in June and 0.37 in July 2025. It was also 16% below the five-year July average of 0.43.
Overall, McLean home prices remain strong, but slower contract activity and increased inventory are giving buyers more choices and slightly more negotiating power. Sellers may need to focus on competitive pricing, presentation, and marketing to attract offers.
