In Washington, detached home prices reached a median of $1,045,000 in March. That’s up 24.4% from last month, but down 5% compared to March 2025. Homes are taking longer to sell, averaging 58 days on the market.
Buyer activity jumped, with 122 new contracts, more than doubling from last month. Total pending sales increased to 155. Inventory also grew to 328 active listings, giving buyers plenty of options.
Overall, this is more of a buyer’s market. There are about 0.47 contracts for every home on the market. While that’s an improvement from last month, it still shows that supply is higher than demand, giving buyers more negotiating power.
