In Gaithersburg, MD, detached home prices reached a median of $795,000 in March. That’s a small increase of 1.3% from last month and 6.9% higher than March 2025. Homes are taking a bit longer to sell, averaging 34 days on the market.
Buyer activity picked up, with 51 new contracts, up 50% from last month. Total pending sales rose to 56. At the same time, inventory also increased to 56 active listings, giving buyers more options.
Overall, the market is fairly balanced. There is about one contract for every home on the market. While that’s slightly lower than last month, it’s stronger than last year, showing steady demand but more room for buyers to negotiate.
