Bethesda’s detached home market remained strong in June, with home values continuing to climb despite a slowdown in buyer activity. The median sold price reached $1,657,500, an 8.7% increase from May and 5.8% higher than June 2025, reflecting continued demand for well-priced homes in this sought-after community.

Homes sold in an average of 19 days, slightly longer than the five-year June average of 17 days, giving buyers a bit more time to evaluate their options. New pending sales declined 18.1% month over month to 68 contracts, while total pending sales fell 20.4% to 86. Active inventory also decreased 4.6%, leaving 145 detached homes on the market.

These market conditions resulted in a Contract Ratio of 0.59, down from 0.71 in May but slightly above 0.57 recorded in June 2025. The Contract Ratio also remains 25% below the five-year June average of 0.79, indicating that while Bethesda continues to favor sellers overall, the market has become more balanced than in recent years. A higher Contract Ratio signals stronger buyer demand relative to available inventory and typically benefits sellers, while a lower ratio reflects softer demand and increased negotiating opportunities for buyers.
