Summary
The Alexandria detached-home market remained active in August, with home prices continuing to move higher. The median sold price reached $907,000, up 3.5% from July and 3.7% compared with August 2025.
Homes also continued to sell relatively quickly, averaging just 20 days on the market. That is slightly faster than the five-year August average of 21 days, showing that well-priced homes are still attracting buyers.
Buyer activity remained steady. There were 102 new pending contracts, up 1% from July, while overall pending activity increased 2.1%. At the same time, the number of homes available for sale dropped significantly, with inventory falling 15.5% to 169 active listings. This combination of steady buyer demand and declining inventory is helping keep competition in the market.
The Contract Ratio increased to 0.58, up from 0.48 in July, meaning there were approximately 58 pending contracts for every 100 active listings. While that is below the 0.65 recorded in August 2025 and 10% below the five-year August average of 0.64, the month-over-month improvement shows that buyer activity strengthened relative to the number of homes available.
What This Means for Buyers and Sellers
Overall, the Alexandria detached-home market is showing healthy buyer demand with limited inventory. Rising prices, relatively quick sales, and fewer homes available are providing support for sellers. However, the Contract Ratio remains below historical levels, suggesting buyers may still have some negotiating room depending on the property.
For sellers, proper pricing and presentation remain important, but attractive homes in desirable locations can still generate strong interest. For buyers, the drop in inventory means being prepared to move quickly when the right property becomes available, while still looking for opportunities on homes that have been on the market longer or are priced too aggressively.
