Summary
The Arlington detached-home market showed some signs of cooling in August. The median sold price was $1,250,000, down 13.8% from July and 7.2% compared with August 2025.
Homes that sold in August spent an average of 27 days on the market, slightly longer than the five-year August average of 25 days.
Buyer activity also slowed somewhat. There were 66 new pending contracts, down 2.9% from July. Total pending contracts fell 16.1% to 78, suggesting buyers were a little more selective and fewer homes were moving under contract. At the same time, available inventory decreased 9.2% to 138 active listings, so buyers still faced a relatively limited supply of detached homes.
The Contract Ratio was 0.57, meaning there were approximately 57 pending contracts for every 100 active listings. This was down slightly from 0.61 in July, but higher than 0.50 in August 2025. It was also just 4% below the five-year August average of 0.60.
What This Means for Buyers and Sellers
Overall, Arlington’s detached-home market is more balanced than strongly favoring either side. Buyers are showing a little more caution, and lower prices combined with slightly longer market times may create better negotiating opportunities on certain properties. However, inventory remains relatively tight, which continues to provide support for sellers—especially for homes that are well-priced, updated, and positioned correctly from the start.
