Summary

The Bethesda detached-home market showed signs of shifting toward buyers in August, with lower prices, longer selling times, and more inventory relative to buyer demand.

The median sold price was $1,383,000, down 21% from July and 5.1% compared with August 2025.

Homes also took longer to sell. The average days on market increased to 38 days, which is 71% higher than the five-year August average of 22 days. This suggests buyers have more time to evaluate properties and negotiate than they have in recent years.

Buyer activity did improve during the month, with 46 new pending contracts, an increase of 17.9% from July. However, total pending contracts declined 5.5% to 52, while available inventory decreased slightly by 2.2% to 135 active listings.

The Contract Ratio was 0.39 pending sales per active listing, compared with 0.40 in July and 0.47 in August 2025. This is also 42% below the five-year August average of 0.67.

What Does This Mean for Buyers and Sellers?

Overall, the numbers indicate a more buyer-friendly Bethesda market. Buyers have more negotiating leverage and generally more time to make decisions. For sellers, pricing and presentation are increasingly important, especially as homes are taking longer to sell.

Bethesda remains a highly desirable market, but sellers should be realistic about current conditions and price their homes strategically to attract serious buyers.
