In Bethesda, MD, the detached home market posted a significant increase in home values during July. The median sold price reached $1,750,000, up 5.6% from June and an impressive 22.5% compared with July 2025. While prices remain strong, homes are taking somewhat longer to sell. The average property sold in 32 days, which is 46% longer than the five-year July average of 22 days.
Buyer activity slowed considerably during the month. New pending contracts fell 42.6% from June to 39, while total pending sales—including contracts carried over from the previous month—declined 36% to 55. At the same time, available inventory decreased 4.8% to 138 active listings.
Bethesda’s Contract Ratio was 0.40 pending sales per active listing, down from 0.59 in June and 0.57 in July 2025. The ratio is also 47% below the five-year July average of 0.76, indicating that buyer activity has slowed relative to the number of homes available.
Overall, the July numbers present an interesting market for both buyers and sellers. Home values remain exceptionally strong, with the median sales price up more than 22% year over year, but slower contract activity and longer marketing times are giving buyers somewhat more negotiating power. For sellers, pricing and presentation are becoming increasingly important, while buyers may find more opportunities to negotiate than they did earlier in the year.
