In Bethesda, MD, detached home prices dropped to a median of $1,427,500 in March. That’s down 11.5% from last month and 12.7% compared to March 2025. Homes took about 23 days to sell on average, a bit slower than usual.
Buyer activity increased, with 77 new contracts, up 40% from last month. Total pending sales rose to 84. At the same time, inventory grew to 96 active listings, giving buyers more choices.
Overall, the market is leaning more balanced. There are about 0.88 contracts for every home on the market, slightly down from last month but stronger than last year. This means buyers have more negotiating power, while sellers are still seeing steady activity.
