In Chevy Chase, MD, the detached home market experienced some moderation in July, with the median sold price at $1,699,000. This represents a 2.1% decrease from June and a 13.8% decline compared with July 2025. Despite the decrease in prices, homes continued to sell relatively quickly, averaging just 18 days on the market, slightly faster than the five-year July average of 19 days.
Buyer activity slowed noticeably during the month. New pending contracts decreased 46.7% from June to 16, while total pending sales—including contracts carried over from the previous month—fell 40.6% to 19. At the same time, housing inventory tightened significantly, with the number of active listings dropping 30% to just 28 homes.
The Contract Ratio was 0.68 pending sales per active listing, down from 0.80 in June, but considerably stronger than the 0.35 recorded in July 2025. The current ratio is also only 5% below the five-year July average of 0.72.
Overall, the July numbers show a more balanced Chevy Chase housing market. While prices and contract activity declined, the sharp reduction in available inventory and relatively short selling times continue to provide support for sellers. Buyers may find somewhat more negotiating opportunity than earlier in the year, but with only 28 active detached listings, well-priced and desirable homes can still attract strong interest and move quickly.
