Summery
The Gaithersburg detached-home market showed signs of slowing in August, with both home prices and buyer activity moving lower. The median sold price was $865,000, down 4.7% from July and 1.1% compared with August 2025.
Homes are also taking slightly longer to sell. Properties that closed in August spent an average of 22 days on the market, compared with the five-year August average of 20 days. While homes are still selling in a reasonable amount of time, buyers appear to be taking a more cautious approach.
Buyer activity declined noticeably in August. There were 37 new pending contracts, down 24.5% from July, while total pending contracts fell 30.9% to 38. Available inventory decreased only slightly, falling 2.8% to 104 active listings. Because buyer activity dropped much faster than inventory, buyers now have more leverage and less competition for available homes.
The Contract Ratio fell to 0.37, down from 0.51 in July and 0.47 in August 2025. This means there were approximately 37 pending contracts for every 100 active listings. More importantly, the ratio was 43% below the five-year August average of 0.65, indicating that buyer demand is significantly softer than what is typically seen at this time of year.
What This Means for Buyers and Sellers
Overall, the Gaithersburg market is becoming more favorable for buyers. Slower contract activity, slightly longer market times, and softer pricing are giving buyers more time to evaluate properties and potentially negotiate on price, repairs, closing costs, or other terms.
For sellers, pricing correctly from the beginning is especially important in the current market. Buyers have more choices and are less likely to overlook an overpriced home. Properties that are well-priced, properly prepared, and effectively marketed can still attract strong interest, but sellers should be prepared for a more price-sensitive and selective buyer pool.
