Gaithersburg, MD July 2026 Market Report

The Gaithersburg, MD detached home market remained strong in July, with home prices continuing to move higher. The median sold price reached $907,500, up 6.1% from June and 8.6% compared with July 2025.

Homes also continued to sell quickly. The average days on market was just 18 days, slightly faster than the five-year July average of 19 days. This shows that well-priced and well-maintained homes are still attracting buyers.

Buyer activity, however, slowed during the month. New pending contracts decreased 25.8% to 49, while total pending sales—including contracts carried over from June—fell 15.4% to 55. Available inventory remained relatively stable, decreasing slightly by 1.8% to 107 active listings.

The Contract Ratio was 0.51 pending sales per active listing, down from 0.60 in June and slightly below the 0.52 recorded in July 2025. It is also 29% below the five-year July average of 0.72, suggesting that buyer demand has softened compared with typical July market conditions.

Overall, Gaithersburg’s housing market continues to show strong home values and relatively fast sales, but buyer activity has slowed. Sellers can still benefit from higher home prices, although competitive pricing and strong marketing are becoming more important. For buyers, the slower pace of new contracts may provide more time, more choices, and potentially greater negotiating opportunities.
