Summery

The Kensington detached-home market delivered strong year-over-year price growth and exceptionally fast sales in August. The median sold price was $827,500, down 14.9% from July, but still an impressive 17.4% higher than August 2025. The large month-to-month change should be viewed in context, as Kensington is a smaller market where a limited number of sales can have a greater impact on the median price.

Homes that sold moved very quickly, averaging just 8 days on the market. That is 68% faster than the five-year August average of 25 days, showing that attractive, properly priced homes are still generating strong buyer interest.

Buyer activity slowed somewhat during August. There were 10 new pending contracts, down 9.1% from July, while total pending contracts decreased 13.3% to 13. Available inventory also remained limited, declining 3.2% to just 30 active listings. With relatively few homes available, buyers may still face competition when a desirable property comes on the market.

The Contract Ratio was 0.43, down from 0.48 in July but higher than 0.32 in August 2025. This means there were approximately 43 pending contracts for every 100 active listings. While the ratio improved compared with last year, it remains 27% below the five-year August average of 0.59, suggesting overall contract activity is still softer than historical norms.

What This Means for Buyers and Sellers

Overall, Kensington is showing mixed but encouraging market conditions. Buyer activity is below its historical average, yet homes that do sell are moving exceptionally quickly, and the median sold price remains significantly higher than a year ago.

For sellers, pricing and presentation remain critical. The eight-day average market time shows that buyers will move quickly when they see the right home at the right price. For buyers, limited inventory means being prepared to act quickly on desirable properties, while slower overall contract activity may provide negotiating opportunities on homes that have been sitting on the market longer.
