Is the McLean, VA Real Estate Market Still Strong in 2026?

The McLean, Virginia real estate market continued to show impressive strength in May 2026, particularly in the luxury home segment. The median sales price for detached homes reached $2,297,500, representing a 4.4% increase from April 2026 and a significant 20.9% increase compared to May 2025. These numbers highlight the continued demand for high-end homes in one of Northern Virginia’s most desirable communities.

Homes sold in an average of 25 days on the market, which is slightly higher than the five-year May average of 23 days. While properties are taking a bit longer to sell than historical averages, well-priced and well-presented homes continue to attract strong buyer interest.

Are Home Buyers and Sellers Active in McLean Right Now?

Buyer activity increased substantially during May. New pending sales jumped 40.4% month-over-month, with 66 homes going under contract. Total pending sales, including contracts carried over from April, rose 18.5% to 77 pending transactions. At the same time, housing inventory declined by 23.1%, leaving only 130 active detached home listings available for buyers.

This combination of rising buyer demand and shrinking inventory has strengthened market conditions for sellers. The Contract Ratio, which measures the relationship between pending sales and active listings, rose to 0.59, up from 0.38 in April and 0.30 in May 2025. This figure is also approximately 8% higher than the five-year May average of 0.55.

A higher Contract Ratio generally indicates that homes are selling more quickly relative to available inventory, signaling a market that favors sellers. The current ratio suggests that McLean remains a competitive market where buyers may face limited choices and increased competition for desirable properties.
