North Bethesda, MD July 2026 Market Report

The North Bethesda detached home market saw a significant increase in home values during July. The median sold price reached $1,774,500, up 10.9% from June and an impressive 32.2% compared with July 2025.

While prices increased, homes took considerably longer to sell. The average days on market was 72 days, compared with the five-year July average of just 29 days. This indicates that buyers may be taking more time before making purchasing decisions.

Contract activity was very limited during July. There were no new pending contracts, a 100% decrease from June. Total pending sales—including contracts carried over from June—fell 66.7% to just one property. Meanwhile, the number of active listings increased to three homes.

The Contract Ratio was 0.33 pending sales per active listing, down sharply from 3.00 in June and below the five-year July average of 0.67. This suggests that buyer activity slowed relative to the number of homes available.

Overall, North Bethesda Grove experienced strong price appreciation but slower buyer activity in July. However, because this is a small neighborhood with very few sales and active listings, percentages can change dramatically from month to month. Buyers and sellers should therefore look at longer-term trends and individual property characteristics rather than relying on a single month’s numbers when evaluating the market.
