In the North Bethesda area, detached home prices reached a median of $1.3 million in March. That’s up 13% from last month and a huge 78.6% jump compared to March 2025. Homes are selling fast, averaging just 7 days on the market, slightly quicker than normal.
Buyer demand surged, with 17 new contracts, up 70% from last month. Total pending sales also increased to 16. At the same time, inventory dropped to just 13 active listings, down 13.3%.
This shows a strong seller’s market. There are about 1.23 contracts for every home available, a big jump from last month. While that’s still below the long-term average, it clearly shows buyers are competing and homes are moving quickly.
