In Potomac, MD, the detached home market delivered strong price growth in July, with the median sold price reaching $1,480,000. That represents a substantial 13.8% increase from June and an 8% increase compared with July 2025, demonstrating continued strength in Potomac home values.
Homes took a little longer to sell, however. The average days on market was 25 days, which is 25% higher than the five-year July average of 20 days. This suggests buyers may be taking more time to evaluate their options, even as prices remain elevated.
Contract activity also slowed during July. New pending contracts declined 27.1% month over month to 35, while total pending sales—including contracts carried over from June—decreased 16.3% to 41. Available inventory also tightened slightly, falling 5.3% to 71 active listings.
The Contract Ratio stood at 0.58 pending sales per active listing, down from 0.65 in June, but higher than the 0.47 recorded in July 2025. The current ratio is approximately 12% below the five-year July average of 0.66, indicating that contract activity remains somewhat softer than historical norms relative to available inventory.
