Potomac, MD June 2026 Market Report

Potomac’s detached home market experienced a shift in June, with home prices softening while buyer demand remained relatively steady. The median sold price was $1,300,000, representing a 9.4% decrease from May and a 5.1% decline compared to June 2025. While prices eased, the market continued to see healthy activity for well-priced homes.

Homes sold in an average of 12 days, which is 6% faster than the five-year June average of 13 days, indicating that desirable properties continue to attract buyers quickly. New pending sales slipped just 2% to 48 contracts, while total pending sales increased 8.9% to 49, reflecting continued buyer engagement. Active inventory also declined 3.8%, leaving 75 detached homes available for sale.

These market conditions resulted in a Contract Ratio of 0.65, improving from 0.58 in May but remaining slightly below 0.69 recorded in June 2025. The ratio is also 14% below the five-year June average of 0.75, suggesting the market has become more balanced than in previous years. A higher Contract Ratio indicates stronger buyer demand relative to available inventory, creating favorable conditions for sellers, while a lower ratio provides buyers with more negotiating leverage and a wider selection of homes.
