In Rockville, MD, the detached home market slowed a bit in April compared to earlier this year. The median sold price came in at $673,000, which was down 18.9% from March and 15.9% lower than April 2025. Homes also took a little longer to sell, averaging 16 days on the market compared to the typical 11-day average for April over the past five years.
Even with softer pricing, buyer activity remained fairly steady. New pending contracts increased slightly by 1.4% with 72 new homes going under contract, while total pending sales rose 14.5% from the previous month. At the same time, the number of homes available for sale increased 23.9%, giving buyers more options in the market.
The market’s Contract Ratio, which measures demand compared to available inventory, was 0.86 pending sales for every active listing. That was slightly lower than March but stronger than this time last year. Overall, the increase in inventory combined with a lower Contract Ratio suggests the Rockville market is becoming more balanced, giving buyers a little more negotiating power than in previous years.
