In Rockville, detached home prices reached a median of $830,000 in March. That’s up 18.6% from last month and 15.2% higher than March 2025. Homes sold in about 15 days on average, which is slightly slower than the usual pace.
Buyer activity increased, with 71 new contracts, up nearly 45% from last month. Total pending sales also rose to 62. At the same time, inventory jumped to 67 active listings, up over 40%.
Overall, the market is more balanced. There are about 0.93 contracts for every home on the market, slightly lower than last month but better than last year. This means buyers have a bit more choice now, while sellers are still seeing solid demand.
