What Is the Current State of the Washington, DC Real Estate Market in 2026?

The Washington, DC real estate market continued to demonstrate strong home values in May 2026, particularly in the detached home segment. The median sales price for detached homes reached $1,417,500, representing a significant 18.9% increase from April 2026 and a 3.7% increase compared to May 2025. These gains reflect the continued demand for single-family homes across many of the District’s most desirable neighborhoods.

Homes sold in an average of 25 days on the market, which is approximately 13% higher than the five-year May average of 22 days. While homes are taking slightly longer to sell than historical norms, the market continues to support strong property values and steady buyer interest.

Is the Washington, DC Housing Market Favoring Buyers or Sellers?

Buyer activity moderated during May as contract activity declined from the previous month. New pending sales fell 25% month-over-month, with 117 detached homes going under contract. Total pending sales, including contracts carried over from April, declined 24.2% to 157 pending transactions.

Housing inventory remained relatively stable, decreasing slightly by 1.4% to 341 active detached home listings. While inventory levels have not changed significantly, the slowdown in contract activity has created a more balanced market compared to earlier in the spring.

The market’s Contract Ratio, which measures the relationship between pending sales and active listings, declined to 0.46 in May from 0.60 in April. However, the ratio remains above the 0.37 recorded in May 2025, indicating stronger overall market conditions than one year ago.

The current Contract Ratio is approximately 14% below the five-year May average of 0.53, suggesting that the pace of buyer activity has cooled compared to historical levels. A higher Contract Ratio generally indicates stronger demand relative to available inventory and typically favors sellers. A lower ratio often signals a more balanced market and can provide buyers with greater negotiating opportunities.
